Please report any maintenance issues to us immediately so we can have them swiftly resolved.  It's important to us to prevent both risk of injury to residents/visitors and damage to the property.  

In an emergency (see below), please contact us immediately by phone and text Tracy at 021 88 44 52.

An Emergency Is:

•   Fire – Please call 111 and get every occupant out.  Contact us once everyone is safe. 

•   Electrical Issues – If you notice any suspect electrical problem such as sparking, hissing, loose or live wires, or power is gone (that isn’t cause by a local outage or blown fuse-box fuse). 

•   Gas – If you smell gas. Or if you have no gas as usual for heating, or cooking (having ensured you don’t need to replace any LPG gas bottle supply yourself).

•   Hot Water System – If no hot water is available and your Infinity hot water system isn’t working, please first check the pilot light (if you can reach it safely) as they can usually be relit – do NOT do so if there is any gas smell.

•   Sewerage – A blocked toilet or burst pipes.

•   Water Seepage – Water coming into the house from any part of the property, causing damage. The tenant should try to limit damage wherever possible (if safe to do so) until a tradesperson arrives. 

•   Drainage – Any burst water main anywhere in/on the property, or any significant leaks from appliances such as dishwashers or washing machines. 

•   Security Defect – Anything that affects the safety and security of the occupants, or the property.

•   Glass – A broken door or window that will cause a security issue. 

 

Before contacting us, non urgent is:

Power supply - Check the fuse box in case it is a tripped switch that simply needs turning on, or a blown fuse.  If the entire house has no power supply please check with neighbours in case there is an outage in your area.
 
Lights not working - Try fitting a new light bulb and/or check the fuse box first.

Electrical switches/plugs faults - Please check that the appliance you’re using is not the cause by trying it in another power point.  If still at fault don't use the switch concerned and contact us.

Smoke alarms - All rental properties have these.  It is the tenant's responsibility to ensure all expired smoke alarm batteries are immediately replaced.  If there are any problems with smoke alarms AFTER ensuring the battery is in good working order, please contact us immediately as this is a serious safety issue.  We carry out vigilant testing at every quarterly inspection, to ensure alarms are in good working order and meet the Residential Tenancies Act requirements.  We also ensure there are batteries in the alarms at the beginning of each new tenancy.  

If we need to send a tradesman we will contact you in advance so you know when he will be entering the property.
